Offers and estimates
Investor buy-box results are indicative estimates. An investor has to confirm an estimate before it is an offer they stand behind. Partner estimates appear only when that connection is configured, and they can be missing entirely. Offers can be withdrawn, countered, or declined. They can expire. They can depend on inspection, title, financing, and other conditions the parties set later.
Home Offers Plus does not promise that you will receive an offer, that an offer will be at a particular price, that anyone will close, or how long a step will take.
Market estimates
An independent estimate, when one is shown, comes from a valuation provider (the current integration sends the property address to ATTOM when that service is configured). It is an estimate of market value, not an appraisal prepared for a lender, and not a statement of what a buyer will pay. In development, with no provider configured, the product can show a sandbox figure. Sandbox figures are not valuations of a real property.
Not a brokerage, and not a party to a sale
Home Offers Plus is not a real estate brokerage. It is not a party to a purchase, a listing agreement, or any other transaction. If two people decide to move forward, they do that off the platform, with their own terms. The fee for agents and investors is a subscription for the software. Homeowners are not charged. Home Offers Plus does not take a commission on a sale, and it does not take a referral fee.
Optional follow-up about a traditional sale
A homeowner may opt in to be contacted about a traditional listing. That option is described in the terms. It is not a listing agreement, and it is not a promise that anyone will be in touch. Home Offers Plus does not take a commission or a referral fee if a traditional sale happens later.
